In Colorado, this site treats homes at $2M and above as luxury. That is our own fixed band, set so the covered markets are the ones where the top of the market actually trades at that level. It is not a loan limit and it is not a median; the medians below are the middle of each market, and luxury inventory trades well above them. The rule and its reasoning are on the methodology page.

What changes at this price in Colorado

Transfer and mansion taxes
Colorado's only statewide charge is a documentary fee of $0.01 per $100 of consideration on deeds above $500, which is 0.01 percent of the price. Several mountain resort towns, including Aspen, Vail, Telluride, Breckenridge, and Snowmass Village, keep grandfathered local real estate transfer taxes of 1 to 3 percent that predate the 1992 TABOR amendment. Agency and dual agency
Colorado does not allow dual agency. A broker who works with both sides of a sale acts as a transaction broker, and a broker represents a buyer or seller as an agent only under a written agency agreement. Source
Seller disclosure
Colorado sellers customarily complete the Colorado Real Estate Commission's approved Seller's Property Disclosure form, and every broker must disclose adverse material facts the broker actually knows about the property. Source
State estate or inheritance tax
Colorado levies no state estate tax and no inheritance tax, so only the federal estate tax applies to a large estate. Source
