In Delaware, this site treats homes at $1M and above as luxury. That is our own fixed band, set so the covered markets are the ones where the top of the market actually trades at that level. What changes at this price in Delaware

- Transfer and mansion taxes
- Delaware's realty transfer tax totals 4 percent of the price, made up of a 2.5 percent state tax plus a 1.5 percent county or municipal tax, and it is customarily split equally between buyer and seller. Source
- Seller disclosure
- Delaware sellers of residential property must complete the state's Seller's Disclosure of Real Property Condition Report and deliver it to the buyer before the buyer makes an offer. Source
- State estate or inheritance tax
- Delaware levies no state estate tax and no inheritance tax, so only the federal estate tax applies to a large estate. The Delaware estate tax was repealed for deaths on or after January 1, 2018. Source
