In Massachusetts, this site treats homes at $2M and above as luxury. That is our own fixed band, set so the covered markets are the ones where the top of the market actually trades at that level. What changes at this price in Massachusetts

Transfer and mansion taxes
Massachusetts charges a deeds excise of $2.28 per $500 of price ($4.56 per $1,000), paid by the seller, and Barnstable County's rate is $6.12 per $1,000. Buyers on Nantucket and Martha's Vineyard also pay a 2 percent land bank fee. Source
Agency and dual agency
Massachusetts permits dual agency and designated agency only with the informed written consent of both parties, and licensees must present the Massachusetts Mandatory Licensee-Consumer Relationship Disclosure at the first personal meeting to discuss a specific property. Source
Seller disclosure
Massachusetts has no statutory seller disclosure form and follows caveat emptor for private sellers. Required disclosures are limited to lead paint, Title 5 septic inspection, and the licensee's duty to disclose known material defects. Source
State estate or inheritance tax
Massachusetts levies its own estate tax on estates above a $2 million exemption for deaths on or after January 1, 2023, with graduated rates that reach 16 percent. Source
