What changes at this price in Arizona

Transfer and mansion taxes
Arizona has no real estate transfer tax. Article IX, Section 24 of the Arizona Constitution, adopted by voters in 2008, prohibits the state and its counties and cities from imposing any tax on the sale or transfer of real property. Source
Agency and dual agency
Arizona permits a licensee or brokerage to represent both buyer and seller only with the written consent of both parties, and the Arizona REALTORS Consent to Limited Representation form is the standard vehicle for that consent. Source
Seller disclosure
Arizona has no statutory seller disclosure form, but sellers must disclose known material defects, and the Arizona REALTORS Seller's Property Disclosure Statement is used in nearly every residential sale. Source
