In Hawaii, this site treats homes at $3M and above as luxury. That is our own fixed band, set so the covered markets are the ones where the top of the market actually trades at that level. - Transfer and mansion taxes
- Hawaii's conveyance tax is graduated by price and is higher when the buyer will not claim a home exemption. For buyers without the exemption the rate runs from $0.15 per $100 under $600,000 up to $1.25 per $100 (1.25 percent) on sales of $10 million or more; buyers who will occupy the home pay $0.10 to $1.00 per $100. - Agency and dual agency
- Hawaii permits dual agency only with the written consent of both buyer and seller after full disclosure of the dual representation. Source
- Seller disclosure
- Hawaii sellers of residential property must deliver a written disclosure statement of known material facts under the Mandatory Seller Disclosures in Real Estate Transactions law, Chapter 508D of the Hawaii Revised Statutes. Source
- State estate or inheritance tax
- Hawaii levies its own estate tax on estates above a $5.49 million exemption, with graduated rates from 10 percent to 20 percent. Source
