In New York, this site treats homes at $3M and above as luxury. That is our own fixed band, set so the covered markets are the ones where the top of the market actually trades at that level. It is not a loan limit and it is not a median; the medians below are the middle of each market, and luxury inventory trades well above them. The rule and its reasoning are on the methodology page.

What changes at this price in New York

Transfer and mansion taxes
New York charges a state transfer tax of 0.4 percent, and a statewide mansion tax of 1 percent paid by the buyer on residences of $1 million or more. In New York City the state rate rises to 0.65 percent on residences of $3 million or more, the mansion tax is graduated from 1 percent up to 3.9 percent on sales of $25 million or more, and the city adds its own transfer tax of 1.425 percent on residences over $500,000. Agency and dual agency
New York permits dual agency, including dual agency with designated sales agents, only with the informed written consent of both buyer and seller on the statutory agency disclosure form. Source
Seller disclosure
New York sellers of residential property with one to four units must deliver the statutory Property Condition Disclosure Statement before the contract is signed; the former option of giving the buyer a $500 credit instead was eliminated in March 2024. Source
State estate or inheritance tax
New York levies its own estate tax on estates above a $7.16 million exemption for 2025 deaths, with rates up to 16 percent. An estate more than 5 percent over the exemption loses the exemption entirely and is taxed from the first dollar. Source
